CompactHabit innovates with a new system for constructing high-rise modular buildings

Compacthabit desenvolupa un nou sistema de construcció modular

At CompactHabit, we have pushed the limits of modular construction, achieving buildings of up to nine storeys in height.
To make this possible, we developed the eMii-CPP construction system, in which each module is self-supporting, made up of a lightweight concrete slab and concrete columns. The modules are stacked by placing the upper module’s slab on top of the lower module’s column heads, following a floor-by-floor horizontal assembly sequence, building upward one level at a time until the structure is complete.

The key to this innovation lies in the connection system between modules, which allows them to be stacked to reach the final height. The vertical joints between CompactHabit’s 3D concrete modules are semi-rigid: the connection between the column and the slab of the next module is achieved through semi-embedding with bolted joints, ensuring the structural continuity of the building.

This system provides high rigidity to the whole structure, making it possible to stack a large number of modules and reach heights that were previously unthinkable in our country, overcoming the structural limitations of high-rise modular construction.

In 2024, we built the tallest modular building in Spain on Carrer Marroc in Barcelona, with a ground floor plus eight storeys. We are now constructing a new building on Avinguda Carrilet, which will reach ground floor plus nine storeys. Both buildings have been built using the eMii-CPP system, promoted by IMHAB and composed of social housing units, made possible thanks to CompactHabit’s innovation.
